Emaar released another cluster in the Arabian Ranches 3, in the name of June, these are the semi detached villas with the plot size ranging from 3200 sqft to 4100 sqft.

Emaar launched 4 and 5 bedrooms in this community, 5 beds mostly are on the pool and the park and rest all 4 bedrooms are on the either side of the community. The single row villas have smaller plot size and all back to back have Bigger plot.

The 5bed starting price is AED 3.9m and 4 bed starting price is 3.45m

The layout is superb and there is no comparison of these villas in the market. The only distant cousin of these Semi Detached Villas is in Dubai Hills Estate, where Emaar has made a community in the name of Golf Grove, these are also semi detached villas 3bed and 4 bed, they are selling at a premium of 30%.

This is a nice and unique collection of privy villas in the budgeted investment range, looking at the Dubai market and the up trend in the villa segment, we are looking at the prospective upside in the prices in the medium to long term. If the market continues like this for the couple of months then we will see a growth of around 30% in medium to long term.

Arabian Ranches 3 – Emaar Launching June 2 Villas – 4 and 5beds from AED 3.2 for 4 beds and 4.2m for 5 beds. This an unique launch by Emaar as there are only 32 units, they call it June 2. The other twins are in Dubai Hills Estate in the name of Golf Grove and the Club Villas, but they are only 3 and 4 beds, and no stock is available with Emaar. In the secondary market the price for the 4bed club villas is around AED 7 million.
